&lt;p&gt;&lt;strong&gt;2.&lt;span style=&quot;text-decoration: underline;&quot;&gt; Cabinet Doors&lt;/span&gt;&lt;/strong&gt; - Years of cooking in the kitchen can leave cabinet doors with layers of dirt and grime. Wipe them down with a good cleaning agent, including the handles. Bathroom cabinets can accumulate the dirt too. Years of opening and closing along with toothpaste spills can be hard on the doors.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. &lt;span style=&quot;text-decoration: underline;&quot;&gt;Baseboards&lt;/span&gt;&lt;/strong&gt; - It's amazing the kind of impression good clean baseboards can leave with a buyer. It's one of those things a buyer won't notice if it is done, but they will notice it if it is &lt;em&gt;&lt;strong&gt;not&lt;/strong&gt;&lt;/em&gt; done.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. &lt;span style=&quot;text-decoration: underline;&quot;&gt;Return Air Vents&lt;/span&gt;&lt;/strong&gt; - This is an area that collects a&amp;nbsp;ton of dirt (especially in the Middle Tennessee area). Wipe down the vent and go ahead and change the filter while you are at it - unless you are one of those homeowners who changes their filters &lt;em&gt;&lt;strong&gt;every&lt;/strong&gt;&lt;/em&gt; month.&amp;nbsp;;) When a buyer sees a dirty return air vent they wonder if the hvac system is in good shape.&amp;nbsp; Don't plant a negative seed in the back of their mind!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. &lt;span style=&quot;text-decoration: underline;&quot;&gt;Light Fixtures&lt;/span&gt;&lt;/strong&gt; - Yep, get up on that ladder and clean out that dead bug collection you've had for years. While you are up there you can change the light bulbs too. Buyers like light and bright not dark and dirty.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6.&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Door Handles&lt;/span&gt; -&lt;/strong&gt; Especially if you have little ones, door handles and the area around them can mysteriously collect the sticky from jelly, candy, and who knows what else the little hands get into. Cute when it is your kid - not so cute when it is someone else's.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7. &lt;span style=&quot;text-decoration: underline;&quot;&gt;Showers/Tubs&lt;/span&gt; -&lt;/strong&gt; Keep the science experiment at school and remove all the mold and grime that is growing in the shower and tub. &amp;nbsp;Bathrooms are considered money rooms and can make or break a sale. Don't lose a buyer because your bathroom can be mistaken for a science lab.&lt;/p&gt;

When tile grout looks old and dingy it makes the bathroom seem dirty and cheap. To clean grout mix 1 part baking soda to 1 part hydrogen peroxide. Grab an old toothbrush and scrub away. In no time your grout will sparkle like a new set of pearly whites.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;9. &lt;span style=&quot;text-decoration: underline;&quot;&gt;Kitchen Appliances&lt;/span&gt; -&lt;/strong&gt; Yes, buyers will look inside your refrigerator, oven, and dishwasher. Toss out old food, wipe down the doors, and don't forget the top of the fridge.&amp;nbsp; Years of melted cheese pizza on the bottom of the oven can send shivers down a buyer's back. You may not have the most updated appliances, but super clean will go a long way.&lt;/p&gt;

      <description>&lt;p&gt;Although professional home staging&amp;nbsp;is becoming more mainstream, my experience lately&amp;nbsp;is that it is still greatly misunderstood.&amp;nbsp; There seems to be a trend towards what I will call&amp;nbsp;&quot;faux staging via manipulated photos.&quot;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;This week I received a call from a seller asking if I could &quot;Photoshop&quot;&amp;nbsp;a picture of the exterior of their home so that the grass showed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;They wanted me to remove the snow and replace it with a green lawn.&lt;/p&gt;
&lt;p&gt;Several weeks ago I had a seller mention that she intended to Photoshop her photo to show green grass instead of snow.&amp;nbsp; She also wanted&amp;nbsp;to&amp;nbsp;add&amp;nbsp;a large pot of flowers by the front door.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It's winter in New Hampshire - you are not supposed to have a green lawn or flowers by the front door.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;If you&amp;nbsp;edit&amp;nbsp;exterior&amp;nbsp;photos in this way,&amp;nbsp;you will be dating them.&amp;nbsp; You will make it appear as though the house has been on the market since last Summer and/or your realtor is too lazy to update the photo.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: center;&quot;&gt;&lt;strong&gt;You don't want a Summer picture if you are listing your house in the Winter.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Instead of actually making improvements, I've had clients request that I edit their pictures to remove:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;the rusted car on blocks in the driveway&lt;/li&gt;
&lt;li&gt;the broken glass in the sliding door&lt;/li&gt;
&lt;li&gt;the stacked fire wood in the front yard&lt;/li&gt;
&lt;li&gt;busy, dated wallpaper&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;If we remove unsightly items &quot;in photos only&quot; then potential buyers will still&amp;nbsp;see them when they visit the house in person.&amp;nbsp; Making a buyer feel as though they have been deceived or tricked is not a good way to introduce them to your house.&lt;/p&gt;

There's the plug-in variety, the spray variety, the stash-in-a-corner-and-please-absorb-the-smell-in-here variety.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The problem is that these products designed to&amp;nbsp;&quot;add a pleasant scent&quot;, are themselves usually way too strong and generally unpleasant.&lt;/strong&gt; I mean, I'm pretty sure &quot;mountain breezes&quot; don't usually smell like eau de &lt;em&gt;toilet&lt;/em&gt; in real life! And I don't really want every cell in my olafactory glands hyper-stimulated with &quot;Freesia Fantasy&quot;, thank you very much. (Plus, I have to wonder about the health implications of all these chemicals floating around in the air I breathe).&lt;/p&gt;
&lt;p&gt;Worse yet, &lt;strong&gt;the presence of these products often alert a potential buyer that there may in fact be an odor causing issue that you are trying to hide&lt;/strong&gt;. And besides, no product out there is going to hide &lt;em&gt;wet dog&lt;/em&gt;. It'll just make for a hideous . . . and I believe, probably &lt;em&gt;toxic&lt;/em&gt; . . . combination of scent molecules.&lt;/p&gt;
&lt;p&gt;Okay, I exaggerate (slightly), but according to &lt;a href=&quot;http://homebuying.about.com/od/howtosellahome/a/buyer_peeves.htm&quot; title=&quot;Turning off a buyer&quot; target=&quot;_blank&quot;&gt;About.com&lt;/a&gt;, the number one turn off for a potential buyer is strong odors in the home. Um, so think pets, smoking, cooking, mold, mildew and anything basically musty, soggy, and otherwise stale or disgusting.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;First of all, get an objective opinion about your home and it's inherent smell&lt;/strong&gt;&amp;nbsp;(that you are totally incapable of detecting . . . trust me). And please, don't kill the messenger or kick this gift-horse in the mouth! Thank them for their honesty, because it will allow you to make your home more marketable.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Secondly, find the source of the smell and deal with it.&lt;/strong&gt; By &quot;deal with it&quot;, I mean, obliterate it. Spraying Febreeze on the sofa isn't going to do it. If this means calling in the professionals, or replacing carpet, you just have to do it. The cost before you go on the market will be far less than the discount a buyer will demand to remedy your smelly problem--if they are even willing to take it on.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;And lastly, go on the market with confidence&lt;/strong&gt;. Once you've addressed this huge deal breaker, not only will buyers respond much more favorably to your home, maybe . . . just maybe . . . you'll enjoy living there a little bit&amp;nbsp;more yourself.&lt;/p&gt;

&lt;p&gt;Ask any stager and they will tell you that the master bedroom should be a retreat, a relaxing spa-like room.&amp;nbsp; The kitchen and the master suite are the two most important rooms when it comes to preparing a house for sale.&amp;nbsp; &lt;strong&gt;These are the two money rooms...the make-or-break-the-deal rooms.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;And yet...time and time again&amp;nbsp;home stagers&amp;nbsp;are faced with sellers who are not willing to give up their TV in order to make their bedroom more attractive and appealing to buyers.&lt;/p&gt;
&lt;p&gt;It's not perfect, and it won't work in all circumstances, but I've recently discovered a compromise that could serve as a solution to the home staging master bedroom TV dilemma.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Replace the unsightly TV, and whatever nightstand or table it's sitting on,&amp;nbsp;with a decorative chair.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I know this doesn't seem like such a brilliant idea, especially since the TV is gone and the whole idea was that the seller isn't willing to remove the TV.&amp;nbsp;&lt;strong&gt; But this is just what the room will look like for showings.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;On a daily basis, the homeowner can still have their TV.&amp;nbsp; By placing a shelf or tray on the chair, the chair becomes a TV stand.&amp;nbsp; The shelf, cable box and TV are easily unplugged, removed, and placed in a closet for showings.&lt;/p&gt;

Now you must decide how to prepare your home for sale. &lt;p&gt;&lt;strong&gt;1. &lt;li&gt;Check each room and remove furniture and accessories that are not necessary, are visually distracting or block the views of architectural details. This includes family photos, collectibles, accent furniture or maybe even large pieces such as a buffet or TV.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;Look for too much pattern in a space. When your home photos get posted online, pattern can be very distracting. You can slipcover upholstered furniture, remove a busy area rug or remove pillows or other accessories that add too much visual noise.&lt;/li&gt;
&lt;li&gt;How to decide? Rooms should appear as large as possible and traffic pathways should be free and clear. Take a photo if you're not sure and compare it to houses currently on the market that look appealing to you.&lt;/li&gt;
&lt;li&gt;Also remove &lt;em&gt;anything&lt;/em&gt; that has a limited personal appeal such as dated window treatments, wallpaper, decade-specific colors like mauve or teal, your collections or very taste-specific styles.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;When in doubt, take it out! Less is more here.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;2. Decide &lt;em&gt;where&lt;/em&gt; it will go&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Once you have identified the things you want to remove, figure out where they will go. An end table may get moved from the family room to the living room to flesh out a sparse space.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;If you have storage space in the basement, excess items can go there if neatly stacked, preferably in a closet or along a wall.&amp;nbsp;&lt;/li&gt;
&lt;li&gt;What if you don't have any storage space available in your house? Consider asking a family member or friend if you can store items at their home.&amp;nbsp;Rent a storage space or pod. But make the phone calls now and sort this out so your home is ready to show on listing day.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;3. Cull excess items from closets and storage areas&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;If you can reduce what's in your closet by one-fifth to one-third, it will make the space look larger and indicate&amp;nbsp;to buyers that there is plenty of storage space.
