When it comes to "bang for your buck" nothing beats painting...however, coming in at a close second would be, my favorite improvement...updating the light fixtures. My experience has been that most sellers never even consider the light fixtures and what an impact they can make.
This is an area where a little money spent can make a huge difference and add tremendous perceived value to the home.
In our condo transformation, we replaced all the fixtures at a total cost of: $317.00. This price includes all the lights shown below, plus a bathroom light not shown.
FOYER
LIVING ROOM
DINING ROOM
KITCHEN (There are two of these)
MASTER BEDROOM
This condo is not for sale, but it is a great example of what changing the lights can do for increasing the value of the property. Which pictures would you rather have representing your property on MLS.

Those lights look great!
Another consideration is uplighting. You can get inexpensive canned lights and put them on timers - set them in corners behind furnishings.
Wow!!!!!!!!!! Love the new fixtures. I always like the look of updated lighting. You are so right....most people don't look up and notice that their lighting is dated. They do notice what a great difference the new ones make though. There are so many nice looking fixtures out today that aren't too expensive either. Thanks for the pictures! Looks like you're really making good time on this one.
Your loyal follower,,,,,,Sandy :-)
Laurie Uplighting is a great idea and makes a wonderful impact.
Audrey And not expensive! It doesn't have to cost a lot to make a big difference!
Sandy Thank you my "loyal follower" for staying with me! We are really moving along. Just a couple of projects left and we are out of there, leaving my daughter to live happily ever after!
The fixtures for sure give that UMPH to any space..it looks great!

You know you're a stager when ... you live in Ohio, but feel very vested in watching a condo transformation via pictures on an internet blog. Thanks for the updates. I'm enjoying watching your progress.
Light fixtures can be so inexpensive yet create a vast difference in how the home looks and feels! Great post!
Congratulations. Your post is being featured in the group "staging Before & After Pictures.

Lora Thanks for following along! I love hearing that you are enjoying our adventure. We should be having another update very soon.
Kathy Thank you for the comment and for the Feature! I'm proud to be featured in the group and appreciate the opportunity!
Lighting is often forgotten by the home owner but certainly packs a big punch. Great job.

Lea Ann Whenever possible I find economical solutions for my clients, however this particular client is my daughter. We have had a lot of fun and we are shopping today for wall art. We plan to make something creative. Thanks for the comment.
Lillianne Not only forgotten, but sometimes not taken seriously. I have pointed out the need to update and had the client decide they didn't feel it was necessary. Sometimes they just don't believe it matters.
Sharon,
It's all about scale. The scale of your room and the scale of your pocketbook-you hit a home run in both categories!
Lisa How right you are! Worth every cent when it comes to resale value!
Susan Thank you very much! The "before" lights were so tiny and cheap...they did nothing for the condo's value.
