Advice to sellers: If you want to sell your home, you need to market it like any other product.
Your home just may be your castle and you can decorate it and live in it any way you choose.
Your comfort and your happiness is what really matters.
BUT...
When it comes time to sell your castle home... things need to change.
The number one Rule for Sellers is:
It's not your HOME anymore...
It's a PRODUCT FOR SALE
Consider your house a product and market it wisely.
Every other product is marketed using strategic shelf placement in the store,
label choices based on color and graphics that are appealing to buyers,
and advertising that grabs the public's attention.
Search your kingdom for the best real estate agent to market your product and consult with a professional home stager to guarantee the best showing condition.
In order to sell your house, you must grab the public's attention and appeal to them both visually and emotionally.

Right on the money my friend.............forget about it being your castle, it's now a $$$$ maker for you. Great job Sharon.
Good Morning Sharon, great advice to the home owner getting ready to list!
Sharon- well written and illustrated! As a Stager you know you're in trouble when your sellers are so in love with their walls that they personally faux-painted they can't bear to part with them. Realtors and Stagers have to nudge the seller into emotionally breaking up with their home and moving on. I try to start by referring to their home as their HOUSE. A little less personal.
You nailed this one Sharon. It's to bad many people are trying to sale their castle and not treating it as a product for sale.
It's not your home anymore, it's a product you are trying for sale>
Sometimes a line is so good, you know you just have to borrow it.
Hi Sharon - so true... I had a client last year who had 3 rooms full of 'stuff" and when I asked if they were taking that to their next home - which would be smaller, they said not but they just couldn't go through that 'stuff.' A lovely family, I would offer to help, would arrive earlier at their home to prepare it for an open house, and clean...... but they just could not realize they would have obtained a higher bid if they had prepared their home for sale. That first impression is so important. Good blog. Gay
Good reminder! Sellers may think their home is a castle, but they must understand it's no different (to buyers) than the other 4 homes on the block for sale. It's a product.
Simply stated and so true! Location, price and condition make the difference-get ready to compete in the neighborhood.
Sharon, right on target!
That just about says it all Sharon...now if Sellers would just understand that and not get so easily insulted! Great point!
Clever, Sharon! Love that your logo has a castle-like turret ;-} Julie
I'm with Scott above....I may "borrow" that line....GOOD one!!!
Excellent point Sharon, the use of the words home and house play an important role in the marketing of a home. Especially when dealing with the sellers....you are so right on the money with this one...
This is the point that we are continually trying to drive home to sellers. It's too bad that many take our suggestions personally when our buyer's eyes are just trying to help sell that product. Great blog post Sharon!
Right on the money Sharon! Well said! There is such a separation process involved and some sellers just can't make the leap.
Sharon
Your insight in right on target, thanks for sharing your thoughts.
Good luck and success.

Roger: It could be a money maker or it could be a money pit...depends on the seller.
Dan: They are so much more ahead of the game if the preparing is done prior to listing!
Kathy: I've had those sellers that wanted to sell the house but weren't willing to give up the paint color...what sense does that make? You are moving out, say goodbye to the color already or better yet...paint your new house with it!
Allen: Thank you! Too many kings and not enough marketers!
Scott: I've found that line to really hit "home" with sellers...go ahead and see for yourself.
Gay: I feel your pain. It's a frustration many of us share with you.
Erica: It's not going to stand out from the others if they don't make the effort.
Tammy: All marketing is a competition...you are competing for the buyers to pick yours over someone elses...it's so simple.
Anna: I like being right on target...thanks!
Joan: They seem to take it better coming from a stager...they don't like hearing it so much from their agent.
Julia: Hadn't even thought about my logo...how observant of you!
Kathy: Go right ahead...I don't even remember where I got it from.
Gerry: Thank you! I'm sure you have lots of experience with this!
Janice: It seems so obvious to us, but not all sellers can emotionally separate as easily as we would like them too.
Lou: I appreciate that, thank you.
Ginger: You know exactly what I'm talking about!
Sharon: I love this perspective on the subject. Thanks - Carrie
Carrie: Glad you liked it! Thanks.
So glad you are letting us reblog this one! I'm late to the game but think this deserves a star.
Suggest button as always-sorry I have been so busy and I am late reading this!! You are so right on Sharon!!
Excellent post. And, excellent endorsement from Irene. Very nice.
Irene: Thanks for that!
Cathy: You and Irene are always so enthusiastic...I appreciate it!
Debbie: Thank you. Irene knows what she is talking about!!
Sharon ~ your post makes some great points for sellers. Search the kingdom for the best agent and best professional home stager and get it SOLD!!
Both buyers and sellers will tell you that it is all about the money.. but we all know, there is a lot of emotion that is in the background. It makes it difficult sometimes for sellers to come to understand this. Stagging can be a benefit for many sellers.
Just like a product on the shelf of the local grocery, it is packaging, presentation and pricing!
Maureen: Thank you. There are a lot more agents than stagers in most kingdoms, so it isn't always easy finding a stager....but always worth the effort!
Joan: I remind sellers that their goal is to sell and get the most money as possible, when they let their emotions get in the way.
Gary: I agree! Well said!
So happy to see this is a feature! Congrats to one of my favorite bloggers!!
Cathy: I don't see a star...featured? Thanks for the awesome compliment either way!
Hi Sharaon, all said so true and a key step in the process of preparing a home for Sale.
Another great post and right on point. We are all drawn to the most attractive package at the store, and most certainly the most attractive home!
Sharon, I think you have communicated a very key point that is occurring to a lot of stagers. I replaced 'house' with 'product' a while ago too. The transition from home to house is too subtle - the transition from home to product seems to resonate with, and help, a lot of sellers. And I adore your castle to product leap - that really, really makes the situation clear!
Great post Sharon, and the real beauty of it is its simplicity... thanks for trying to educate our clients.
Barbara and Cindy: Well you my staging friends, would know! Thanks so much!
Nancy: I hope my "leap" helps some sellers to better understand the importance of preparation and presentation. Thanks for commenting.
Chris: You are welcome, and I will continue to try to educate sellers as long as I can!
Funny too because so many homeowners truely believe that everyone will love their "Castle" as much as they do...not likely!!!
Hi Cindy~ This should be featured! I marked it. Maybe they will listen if enough of us have suggested it!
Valerie: Not likely is right! Think again Mr. Seller!
Vickie: Thank you! I haven't had a feature yet in my 30/30 posting marathon.
I agree this should be featured... got my vote (and a re-blog)! It's hard to get people out of "home owner" mode, and into "home seller" mode... but this puts it into perspective in very simple terms.
Julie: Thank you so much. I appreciate it. It is very important for sellers to change modes, good way to put it.
Michelle: Another good point, thanks!
Great post! I too suggested this to be featured. The sooner homeowners see the home as a house on a competitive market the better.
Janine: Thanks for suggesting, I appreciate it. I agree, the sooner they see the house as a "product for sale" the better!
