Last month I wrote two posts about a beautiful New Hampshire home that had undergone an impressive transformation after I was called in for a home staging consult.
The house had three major issues:
This was a home school situation, and the house had some unique features that would not have appealed to most buyers.
Many of the house's positive features were being overshadowed by the family's lifestyle.
Before & After pictures: Will Buyers Remember Your House For The Wrong Reasons?
The house has a fabulous in-law apartment which should have been a tremendous selling feature.
Unfortunately, the parents that had been living there had some "hoarding" issues and the postive features of this large space were hidden by extreme clutter.
Before & After Pictures: Sometimes "Vacant" Is Better Than The Alternative
The third issue was that the Realtor the seller was considering listing with was underestimating the seriousness of Issues one and two.
As I reported in the first two posts, the sellers followed the suggestions made in my home staging consult, including listing with a different Realtor, and worked very hard to transform their home into a house ready for market.
I am very happy to report that this house was "contingent" in just 17 days and closed in 30 days.
Staging is the most effective use of your marketing dollar!

Sharon
Congratulations on a job well done.
Good luck and success.

Sharon, if your break down of sellers issues doesn't convince people to consider staging nothing will.
Sharon- Congratulations to you and the seller who listened to you. I do remember the posts. Thanks for giving sellers and Realtors another reason to use a stager.
You overcame the obstacle and now it will appeal to everyone, which is hard to explain to buyers when they love their home so much.
WOW!! Great stat and congrats to you!!! I remember this transformation!!
Sharon, this is wonderful news. Good thing those homeowners had the good sense to listen to their stager! Way to go.
Fantastic News - Congrats Sharon!!
Congrats Sharon!
Lou: Thank you, I was lucky to have such motivated sellers.
Steve: Sometimes it all boils down to overcoming objections and explaining the reasons for the suggestions in terms that matter to them.
Kathy: We can give them plenty of reasons, but only they can decide to use us or not.
Cindy: They were very comfortable and had the home set up to work for them and their lifestyle. Once I explained that they would have to wait for another "home school" family to happen along or really cut their price...they knew they had to make the changes.
Cathy: Thank you!
Sally: As I already stated, this woman was very intelligent and had done her research. She knew she needed professional assistance.
Michele and Donna: Thank you, I appreciate it!
Sharon,
Great job of getting this challenge listing to SOLD! How fortunate the seller "got it" and worked with you on needed changes to make this amazing transformation. Great Job!
Barb: Thank you! She was an awesome seller to work with and I am very happy with the end result!
That's one for the resume'!! Congrats!
Sharon, Good for you!! This was clearly a very challenging home to stage. Kudos to you for helping the sellers understand the need for the transformation, which is especially difficult given that the house is VERY lived in. Congratulations!
So glad they took your advice. If they hadn't it would be lingering on the market today...without a doubt. Congrats on a quick sale!
Unbelievable in this market! Great job Sharon!
Hey Sharon,
I had absolute NO clue this house looked this way when you recommended these sellers to me. I know we had several discussions on the phone about the house and what the sellers first Realtor told them but I truly had no idea. You made WONDERUL suggestions and made this house easy to sell!! Thank you so much for all of your hard work, for your referral and for not only being my favorite stager but for being my very good friend as well!! Hope to see you soon!!
Barb: It may have been a challenge, but the true beauty of the home eventually revealed itself!
Joan: It certainly helps the home staging stats!
Nancy: It was such a pleasure working with a family that was willing to put so much effort into preparing their "product" for market.
Lori: I'm sure it would have taken longer for the right someone who could see past the "stuff" to come along.
Debra: I'm very happy for the sellers...they have moved on to their new home and don't have to worry about the stress and expense of this home still being on the market.
Sue: Congrats on a job well done! We did good!
Woo hooo! Great job Girlfriend! I can't imaging any Realtor trying to sell this property As Is! So glad the sellers had you come in and hired a new Agent!
Janice: I give this seller a lot of credit for knowing something wasn't right and searching for help. Thanks for your enthusiastic comment!
Hi, Sharon. You are THE BEST! Your use of paint colors that are interesting and alive while still neutral and soothing is truly awesome.
Nothing tells the tale like your "Before and After" pictures! Congratulations.
Leslie: This is why I love receiving comments from you, LOL! Your enthusiasm is inspiring! Thank you so much!
