I was recently contacted by a seller who found me online. She had listed her house two years ago and after five months on the market without an offer, she decided not to sell. Because of that negative experience, she wanted to make sure they did everything they could to improve their odds this time around. She was a serious seller who didn't want to repeat past mistakes.
I was hired for a two hour home staging consult. I left the sellers with a list of recommended improvements. When their "homework" was complete, I returned to see if the house was ready for it's listing photos. I was so impressed with what they had accomplished. They did everything I suggested, and the only thing left to do was rearrange one room of furniture.

The Den was cluttered and full of personal photos. It needed decluttering, shelf organization, and fresh paint.
The kitchen needed cleaning, a new faucet, fresh paint, and some organization.
The living room's biggest problems were furniture placement and evidence of pets. (I wanted to move the rug, but they had it nailed to the floor.)

The most dramatic transformation was the bathroom.
The house was listed on March 5 and, I'm very happy to report, was pending on March 23.

That bathroom really benefitted from the warmth of the new paint color, and the right shower curtain & accessories. All of the rooms look so much more open and spacious. Sharon- what a transformation and using pretty much what the seller had. The sellers were smart to listen to you. I especially love how the den turned out once the decluttering was done. And, I've never heard of nailing a rug to the floor!
Sharon, I have always found it to be amazing that buyers can't see themselves living in a cluttered house, and with a small amount of effort that can be dramatically changed.
Sharon - If the 2 real estate agents don't use you on all their future listings, they have rocks in their heads! And tell that happy home seller that she should give you a bonus - referrals, if not $.
Sharon, nailed to the floor!? I guess that's one way to make sure it stays put.

Maureen: Thank you, I think they did a great job too. They had nice accessories and stuff to work with and were willing to purchase a few new things where needed. You are right, space was an issue and making the rooms appear more spacious was a concern.

Steve: It is pretty common, though. More are living in clutter than not. They have nice stuff, it was just being smothered.
Irene: Thanks for your enthusiasm! Actually, it is only one Realtor. I was surprised that they relisted with the same agent from two years ago. Most sellers would have blamed the agent and not wanted to use them again. How's that for loyalty?
Janice: I think it had something to do with the two dogs. Note the dog in the picture...there are two of them. They are pretty large dogs and probably took the carpet with them when they ran across the room.

Tammy: Thanks! The nailed rug was a first for me too. Don't be afraid of dark colors for small rooms...it looks fabulous and makes them richer and warmer. My little foyer is a warm brown and I love it. Take before and after pictures and do a post about it. I would love to see it!
Lisa: That is a very big puppy and there is another one just like it. Notice the big dog bed and crate in the before picture? The sellers were really good about removing all evidence of the dogs for showings. They took the dogs and their stuff out of the house.

Sally: You are right, it had to go. What was really interesting though, was the story behind the photos. All the photos were pictures of places the couple wanted to some day visit. If they had been there, the picture was in color and if it was still a dream destination, it was black and white. I actually got goose bumps when they explained it to me. What an awesome idea!
