It's such a simple concept. You have something for sale, someone sees it, likes what they see, and wants to own it. Providing the price is right, you are looking at a successful sale.
Add competition to the picture and your sale becomes more difficult. Once the buyer has a choice, it becomes very important that your product catch his attention and appeal to him. It must appeal to him more than just visually, it must make him feel happy. He must feel happier when he looks at your product than he does when he looks at those other twenty similarly priced products.
The seller with the shiniest product wins! The more people you have competing against you to win the buyer, the more impressive your product needs to be. It takes preparation and presentation to be impressive.
Is your product the shiniest? Do you know who your competition is? Have you checked out your competition to see what they are offering buyers? If not, how can you possibly compete against them and win?
Professional Home Staging,
from preparation...to presentation
it's all about the impression!

Assuming property condition is one of the buyers' criteria for selecting a home, this is absolutely true. Even if it's not, "shiniest" could be the tie-breaking factor for an investor looking for the best possible cap rate.
Sharon - With all the choices buyer's have in this market being the "shiniest" is a must.
Sharon , shiny is a huge help , but a good price and a good agent doesn't hurt your chances, great advice
I love the big diamond! I think that if they start with a thorough cleaning - shiny is exactly what they will get and that never hurts. Great points! Wish the consumers were more open to this line of thinking. Keep spreading the message!
Margaret: Even if property condition weren't on the concious list, the subconcious couldn't ignore a really bad condition or a really good one. Tie breaking isn't bad either!
Michelle: We all get distracted by the shiniest object...we can't help ourselves.
Steve: Now what part does a shiny agent play?
Sheila: Maybe we should just place a big diamond in the house...that would make it more appealing!
Another great post and important message Sharon. What woman doesn't love shiny...and men too, for that matter, but more in the form of transportation!
Hi Sharon, I love in using the term shiniest you have reduced it down to best looking, which makes sense. I like simple Sharon, and you have hit a bullseye with this one. Shiny often is a girl's best friend.
I'm surprised at some of my buyers that will actually choose a "shinier" house over the better deal that meets their needs. Shiny sells!
If sellers are not willing to properly de-clutter their home and stage it to the best of their abilities I am hesitant to list it. I am looking for motivated sellers who are willing to work with me.
I love your post Sharon! The analogy is classic and perfectly worded. You ROCK-very shiney ROCK!
It's not rocket science now is it? It's so obvious to us realtor and stagers in the business.
Hi Sharon, You broke it down in simple terms anyone can understand. Oh by the way, I think you are one Super Shiny Stager!
And the shiniest post got you a gold star, Sharon! Delightful to see you on the dashboard this morning.
a realistic price is the shiniest and prettiest of them all . . when listings are concerned
Ginger: Thank you! As for shiny transportation, us women like that too! "Her Favorite Color is Chrome" is a great country song!
Gary: You really are a master with words...love the use of "girls best friend" to compliment my diamond! Thanks, I really appreciate it!
Raymond: One thing about real estate, you will never run out of people who surprise you!
Damon: Great attitude to have. If the seller isn't motivated, why should you waste your time.
Sharon - So so true ! Staging is SO critical for a property to sell. And if the owners still live there, well it still needs to be staged and each showing needs to be be prepared for !
Cathy: Very shiny rock would be granite...I'll take it! Thanks so much!
Rich: And yet, it still has to be explained to many sellers. You would think by now it would be pretty common knowledge. I guess if it were, it would be harder to have an advantage...at least this way the ones who do get it, get rewarded for it.
Cynthia: Thank you...have you heard, I'm granite! At least Cathy says so!
Irene: Thank you! I'm delighted too, and very surprised! You just never know which posts are going to make it.
Fernando: Absolutely! Shiny doesn't just refer to the visual...it's whatever aspect is attracting the buyer. Whatever it is about the listing that is pulling them in, be it condition, price or location.
Christopher & Stephanie: Owner occupied must be prepared and maintained. It can be extremely inconvenient for the occupants, but the more they are willing to be inconvenienced, the less time they will have to be inconvenienced. Thanks for commenting!
Great message for any business Sharon!
Sharon - In this market, "shiny" is a must and you have provided examples that it doesn't take a fortune to make a difference in appearance. Nice post.
This is a great post and staging is an absolute necessity.
Nice post, simple and to the point.
Sharon - nicely stated, for those looking for move in ready property, it is an excellent analogy.
Sharon, it baffles me when we walk into a property with a client and it is a wreck. Some sellers just do not understand how important this is in today's market.
Hi Sharon, great post. I always suggest that the listing client ask their agent to take them to 3 or of their competition to see what they look like.
The agent appreciates the suggestion coming from another source as it takes a team to reinforce what needs to be done to get the property in move in condition and motivate the client to buy to do the prep work. Motivating the client to do the prep work is one of the most valuable skills that I have and one that every agent appreciates.
I am sure your agents love what you do for them and the results speak for themselves.
Terrific post! I listed a home last week that was really, really SHINEY! Got an accepted offer in 3 days. Shiney usually wins the game.
I have two lanquishing, vacant homes with showings scheduled today. One is completely empty. I am going to polish them up by turning on all the lights, dusting cobwebs and setting out a vase of flowers. Every little bit helps!
Nice diamond! You're right, real estate is like any other business, consumers are looking for the most bang for their buck and for someone who stands out in the crowd of agents.
Michele: Thank you!
Judy: That's true, it doesn't have to cost a lot to make a property stand out from it's competition.
Nice diamond! You're right, real estate is like any other business, consumers are looking for the most bang for their buck and for someone who stands out in the crowd of agents.
Darrell: Thanks, I appreciate it.
Mary: Who knew that simple and to the point would get so much attention! Thanks.
Mike: Buyers today do want move-in ready and the seller who gives it to them is the seller that moves on!
Bob: You wouldn't think that it was still possible for people to think they could get away with trying to sell a cluttered mess, but they still try.
Michelle: You are right, the agents love the reinforcement. It is important to know what the competition is offering and what they have going for them. I usually suggest that sellers visit their comps and see them first hand so when they walk back into their own house it can be with buyers' eyes.
Dee: It must have been really shiny! Lucky you, don't you love it when that happens!!
Sharon - I Love your post! It is so -right on! I will share this one for sure!
The shiny diamond really says it all!
Janna: It's so hard with vacant properties. You really need at least some furniture and a little bling to help buyers see the potential. It is almost impossible for most buyers to visualize and they just don't like to have to think. Vacant makes them have to think. I hope you have some luck today!
Kevin & Monica: There is just too much out there...too many agents to choose from and too many houses to choose from. Make yourself stand out or get lost in the crowd.
Anna: Well one thing I learned today, people do love diamonds! Thanks for the support and the enthusiasm!
You are right on! It is funny that for years agents were trained to ignore the furnishings, decor, etc in a house and now it is truly imperative to take note of such things to properly market a home! Good post!
Jeani: Thanks. It's important that the agents and the sellers change with the times!
Hi Sharon, another good post today. Good job.
Patricia
Sharon-congrats on the feature. How could it be any simpler? Great job!
Short & sweet - You hit the nail on the head...the shiniest product sells, so as a Realtor go get the shiniest product!
Best,
Dan
I have often thought people look after their cars better than their homes. Just see how many guys are giving their cars a wax, especially before they put it up for sale. So yes the shiniest will win.
Selling sizzle has always been better then selling the steak!
I love COrinne's comment from above. It is so true!
No truer words have ever been spoken.
Great post and congrats on your feature!
Kathy
Patricia: Thank you!
Debra: It may be simple, but it isn't easy!
Dan: And if you can't find one that is shiny, find one you can make shiny!
Corinne: That's true, why don't they treat their house as well as they treat their car?
Carla: I like the way you put it...it's not only sexy, it's delicious!
Erica: It is true, but then there are the people that treat their cars like dumpsters...we don't want them to be our example!
Kathy: Thank you so much! It was a nice surprise this morning!
Congratulations on the well deserved feature Sharon & for sharing the message!
Hi Sharon-CONGRATS on the feature and this blog is so true. Great post. Have a great week. :-)
Sharon - I like this! It's short and sweet and....accurate.
Nice post Sharon! I actually like competition from other homes when I know beyond the shadow of a doubt that my listing stands head and shoulders above the others. It some cases it has actually made my listing far more appealing than the rest.
Congratulations on the feature, well said and so true.
Karen: Thank you, I appreciate it!
Pat: Thank you! I hope you have a great week too!
Jason: I appreciate it, thanks!
Amber: You are right, the poor condition of other houses only serves to make yours look even better! Here's to competition!
Cindy: Thank you!
So beautifully and SIMPLY put!! Had to laugh when I was at a broker's luncheon and the agent who sat next to me expressed a similar sentiment when she said "the current market is a beauty contest and a price war!"
Great analogy, Sharon. I think I'll borrow the phrase, for my next 'sales pitch'. Thanks for the great post.
Pangaea: Thanks. It is a beauty contest and you better make sure your contestant has her best face on!!
Wendy: Go for it! Glad to be of service!
Gret post! So true...on a couple of levels, shiniest because it is the most dazzling, and also the most sparkling, as in CLEAN!
Cheryl: Great use of words! I love "dazzling" and "sparkling"...awesome!
