The Seller With The Shiniest Product Wins!

It's such a simple concept.  You have something for sale, someone sees it, likes what they see, and wants to own it.  Providing the price is right, you are looking at a successful sale.

diamondAdd competition to the picture and your sale becomes more difficult.  Once the buyer has a choice, it becomes very important that your product catch his attention and appeal to him.  It must appeal to him more than just visually, it must make him feel happy.  He must feel happier when he looks at your product than he does when he looks at those other twenty similarly priced products.

The seller with the shiniest product wins!  The more people you have competing against you to win the buyer, the more impressive your product needs to be.  It takes preparation and presentation to be impressive. 

Is your product the shiniest?  Do you know who your competition is?  Have you checked out your competition to see what they are offering buyers?  If not, how can you possibly compete against them and win?

Assuming property condition is one of the buyers' criteria for selecting a home, this is absolutely true.  Even if it's not, "shiniest" could be the tie-breaking factor for an investor looking for the best possible cap rate.

I love the big diamond!  I think that if they start with a thorough cleaning - shiny is exactly what they will get and that never hurts.  Great points!  Wish the consumers were more open to this line of thinking.  Keep spreading the message!

Margaret:  Even if property condition weren't on the concious list, the subconcious couldn't ignore a really bad condition or a really good one.  Tie breaking isn't bad either!

Michelle:  We all get distracted by the shiniest object...we can't help ourselves.

Steve:  Now what part does a shiny agent play?

Sheila:  Maybe we should just place a big diamond in the house...that would make it more appealing!

Hi Sharon, I love in using the term shiniest you have reduced it down to best looking, which makes sense. I like simple Sharon, and you have hit a bullseye with this one. Shiny often is a girl's best friend.

If sellers are not willing to properly de-clutter their home and stage it to the best of their abilities I am hesitant to list it.  I am looking for motivated sellers who are willing to work with me.

Rich:  And yet, it still has to be explained to many sellers.  You would think by now it would be pretty common knowledge.  I guess if it were, it would be harder to have an advantage...at least this way the ones who do get it, get rewarded for it.

Fernando:  Absolutely!  Shiny doesn't just refer to the visual...it's whatever aspect is attracting the buyer.  Whatever it is about the listing that is pulling them in, be it condition, price or location.

Christopher & Stephanie:  Owner occupied must be prepared and maintained.  It can be extremely inconvenient for the occupants, but the more they are willing to be inconvenienced, the less time they will have to be inconvenienced.  Thanks for commenting!

Hi Sharon, great post. I always suggest that the listing client ask their agent to take them to 3 or  of their competition to see what they look like.

The agent appreciates the suggestion coming from another source as it takes a team to reinforce what needs to be done to get the property in move in condition and motivate the client to buy to do the prep work. Motivating the client to do the prep work is one of the most valuable skills that I have and one that every agent appreciates.

I am sure your agents love what you do for them and the results speak for themselves.

I have two lanquishing, vacant homes with showings scheduled today.  One is completely empty.  I am going to polish them up by turning on all the lights, dusting cobwebs and setting out a vase of flowers.  Every little bit helps!

Michelle:  You are right, the agents love the reinforcement.  It is important to know what the competition is offering and what they have going for them.  I usually suggest that sellers visit their comps and see them first hand so when they walk back into their own house it can be with buyers' eyes. 

Dee:  It must have been really shiny!  Lucky you, don't you love it when that happens!!

Janna:  It's so hard with vacant properties.  You really need at least some furniture and a little bling to help buyers see the potential.  It is almost impossible for most buyers to visualize and they just don't like to have to think.  Vacant makes them have to think.  I hope you have some luck today!

Kevin & Monica:  There is just too much out there...too many agents to choose from and too many houses to choose from.  Make yourself stand out or get lost in the crowd.

You are right on!  It is funny that for years agents were trained to ignore the furnishings, decor, etc in a house and now it is truly imperative to take note of such things to properly market a home!  Good post!

I have often thought people look after their cars better than their homes. Just see how many guys are giving their cars a wax, especially before they put it up for sale. So yes the shiniest will win.

Nice post Sharon! I actually like competition from other homes when I know beyond the shadow of a doubt that my listing stands head and shoulders above the others. It some cases it has actually made my listing far more appealing than the rest.

So beautifully and SIMPLY put!! Had to laugh when I was at a broker's luncheon and the agent who sat next to me expressed a similar sentiment when she said "the current market is a beauty contest and a price war!"
