I can't even tell you the horrible pictures I've seen of houses on our MLS - and that's when there are some. I am so hoping that everything we are doing to prepare, will show my hubby it was worth it to invest some elbow grease into the house, with a quick offer after listing.

I think some sellers don't realize the importance of pricing and staging your home right out of the gate. Those first impressions play a huge role in getting your home sold quickly. Your post should open peoples minds to that importance. Great Post!

"Curb appeal" from yesterday is "Web Appeal" of today.
It's imperative not only that the home LOOKS good and is staged properly, but that the internet presentation online is top notch. Buyers are ELIMINATING properties solely based on what they see online. Whether you feel that is wrong or right is not relevant here - that IS what is happening. Why would a buyer look at lousy photos and then call up, set up a personal appointment, waste everyone's time, drive to the property... "Just to see if it maybe looks better than the crummy photos online".
Um... no.
The home needs to look it's best and be photographed at it's best with great real estate photography and a virtual or video tour. And all the ducks need to be in a row THE DAY THE HOME GOES ONLINE, as that's when the vast majority of people will see it.
If you come back later with better photos, you've missed the boat! The viewership drops considerably after the first day.
I like "prepare smart"-I am going to use this term. Thanks for a great blog article Sharon.

Once you "see what happens" it's too late to take it back and start over...the damage is done, the opportunity has passed.
