Photoshop is NOT a dirty word!

I totally agree with this post and found it through another reblog.  I thought I would share it with you in case you missed it the first time around, like I had.

Via Michael Cole (CPG Tours):

A while back I was reading someone’s blog and saw these quotes in different people’s comments.

“I've never doctored a photo I'm happy to say.”
 “We don't alter photos. What you see is what you get.”
“…touching up photos in Photoshop is just wrong.”
 “Absolutely right on the doctored photos. Can't do it. No way. No how.”
“In my opinion, doctoring a photo is unethical.”
“…nor do I touchup pictures.”


I must admit I was a bit surprised by how adamant these people were. But with all due respect to people’s opinions, there's nothing inherently wrong with retouching, Photoshop, or any other image editing program. They're just tools - just like a camera is. Nothing more. Nothing less.

In fact, a lot of the so-called ‘doctoring’ that needs to be done is no different than what the camera is doing when a photo is taken. But for whatever reason, maybe a camera setting was wrong and the photo came out bad. It might have been the exposure was off, or the white balance was off, or whatever.

But one the biggest reason’s to retouch an image is because no camera (no matter how good it is) is nearly as sophisticated as the way God designed the human eye. And no camera can capture exactly what our eyes see. A professional photographer can come a lot closer, but it’s still not the same.

Below are just a few examples of situations where retouching needs be done. And not correcting photos like these could be far more misleading than if you do correct them. To me, it’s also a real disservice to your client if you don’t fix problems that are obvious.



EXAMPLE 1- Windows: One example is blown-out or overexposed windows. This typically happens from the outside light overpowering the interior light. Your eyes automatically compensate for this. Your camera doesn’t.

EXAMPLE 2 - Skies:  Blown-out skies are another common problem, and can sometimes happen for the same reason as blown-out windows. You set your exposure for the house, and even a slightly overcast sky can come out looking white.

EXAMPLE 3 – White Balance:  Photos with a yellow or orange cast is a very common issue, and it’s caused from light source with a different ‘temperature’ than what you have your camera set for. And inside and outside lights are typically not the same temperatures. Again, your eyes will automatically adjust for this.

EXAMPLE 4 – Exposure: A photo that’s improperly exposed is another very common problem. There are several things that can cause it, but whether it’s over-exposed or under-exposed, it’s usually pretty easy to fix.

EXAMPLE 5 – Verticals: This one isn’t as obvious as the others. But if you’re shooting with a wide-angle lens you may often see barrel distortion and/or verticals that appear to slant in toward the bottom or top. Your eyes don’t see things this way, but your camera does.

As I said at the start, there’s absolutely nothing wrong with retouching, Photoshop, or any other image-editing software. They’re just tools. And in my opinion, very valuable tools. Now, if those tools are used to create something misleading, that’s a completely different issue.

But if people still feel that you should never retouch any photo under any circumstances, then I ask if the ‘before’ photos in the above examples are really an accurate representation of the property? Or… maybe they’re just an accurate representation of photography skills.

I’ll say it again, Photoshop is NOT a dirty word.

 Home staging is about creating a perception of value in the minds of potential buyers.

Advertisers spend a lot of time, effort and money to make their products appealing to buyers.  Every image, color and font is  specifically chosen to be attractive to buyers and to make the product stand out from the competition. Its really no different when selling your house.  If you want buyers to choose your Rye Beach home over the others on the market, you need to make sure its more appealing and more memorable.

One, seldom used, strategy for appealing to buyers is to impress them with extremely organized cabinets and closets. 

That's right!  Having clean, organized cabinets and closets sends a message to buyers.  The message is that a very organized, meticulous person lives there. 

The entire house is then perceived, in the mind of the buyer, as having been very well maintained. 

It really isn't that much extra work, consider it a headstart on your packing to move. Take one room or closet at a time.  Remove all off-season clothing.  Pull out everything you don't need or use on a daily basis and divide into three piles...

1.  Trash     2.  Donate     3. Pre-pack

Make sure closet floors are free of clutter, swept, and clean.

Make sure cabinet shelves are clean and either painted or covered with shelf liner. 

Wipe all drawers in kitchen and bathrooms with a damp cloth.  Don't forget to clean out medicine cabinets.

If you make the time, or have a home stager or cleaning company do it for you, buyers will take notice. 

Your competition will not be making the extra effort - you will have the advantage.

Location, Location, Location....right?  With a location like Rye Beach, who needs home staging?

I was recently hired by a realtor to do a home staging consult for a seller who was under the impression that his "Rye location" was enough. 

 Not only had he overpriced the home, but it needed updating, cleaning and some major decluttering.  

This seller didn't think he needed to make any of the improvements I suggested.  He didn't think he needed to lower the price, as the Realtor suggested.  He felt confident in his Rye Beach location being enough to attract buyers and didn't take my  home staging suggestions seriously.

 

This was several months ago, and this seller has not seen much interest from buyers.

What Does Home Staging Cost In Portsmouth New Hampshire?

portsmouthWhat does home staging cost in Portsmouth New Hampshire?  For many New Hampshire sellers the concept of home staging remains a fairly new concept, even though it has become very common in other parts of the country. 

Even with all the television shows and media attention, there is still alot of misunderstanding when it comes to the subject. 

Many sellers are under great financial stress and truly believe they can't afford this service.  Home staging in New Hampshire is often perceived as expensive, and unfortunately, by some realtors, as unnecessary.

In many cases, the perceived definition of home staging is the problem.

The most common representation of home staging involves a total remodel - all new furniture and accessories brought in by a team of workers...costing thousands of dollars.   Not helping this perception is that many, if not most, home stagers do not list prices for their services and if sellers have to inquire further to find out how much something costs, that traditionally translates into being expensive.  Many people will just assume it is too expensive rather than ask price.   

Home staging does not have to be expensive and there are levels of service to fit all budgets.

The way home stagers charge for their services varies.  Some charge hourly, some by square footage, some have half day and full day rates.

What does home staging cost in Portsmouth, New Hampshire?  Sharon Tara Transformations charges $150 for an initial consult, up to two hours.  Each additional hour is $70.  Basically, you receive a room-by-room walk through with suggestions for ways to improve the appearance and appeal of your house.  Furniture placement is addressed and changes are made wherever possible along the way.  Before and after photos are taken and photos are made available to the seller and/or agent for use in marketing.

There are many beautiful homes for sale in Portsmouth and the surrounding seacoast area.   New Hampshire is not only a great place to raise a family, but a popular vacation destination. 

 If you plan to sell your home in Portsmouth, make sure to market it wisely.  Consult with a professional home stager on it's preparation prior to listing.  When you meet with Realtors, ask them if they work with a stager and visit their current listings and see what their MLS photos look like.

 It is very frustrating to hear that a client "cannot afford" to stage and then watch as their price is reduced by $20,000 a few months later.  Consider the mortgage payment, insurance, and utility payments that are adding up each month your house stays on the market when you are considering cost.

  It's not whether you can afford to stage, it's whether you can afford NOT to stage.

Special Parking For Expectant Mothers - Thank You, Home Depot!

My daughter, Jaime, sent me this picture this morning.  She is six months pregnant, due to have her first baby the end of October.  She was pretty happy to find this sign recently while shopping.

I have not seen this form of reserved parking anywhere, maybe it's something new.  I think it's a great idea and more places should follow their example.

Baby's First Bath - An Update On Jack's First Week Home

I've written four whole blog posts without reference to the new grandbaby...

I figure you must be dying for an update!

Jack had a bit of a problem adjusting to life at home and spent his first two nights nursing and crying.  This left his parents with no sleep.

Things are now looking up and they seem to have fallen into a much more reasonable schedule, leaving everyone a little more rested.

Jack had his first bath this week, and although I wasn't there, I hear he did very well. 

The bath came at just the right time, because Daddy's inexperience in feeding left Jack with some milk in the folds under his chin.

Pretty much he has been eating, sleeping, and spending quality time with the folks.  He has had lots of visitors who adore him.

It's been a very busy week for all and a real adjustment for the two kitties who are afraid of Jack and won't come out of hiding.

It's such a simple concept.  You have something for sale, someone sees it, likes what they see, and wants to own it.  Providing the price is right, you are looking at a successful sale.

The seller with the shiniest product wins!  The more people you have competing against you to win the buyer, the more impressive your product needs to be.  It takes preparation and presentation to be impressive.
